A buyer’s agent works only for you, the buyer, from the property search through to settlement or tenancy. I shortlist properties, inspect every single one in person, run due diligence, and negotiate on your behalf. The selling agent represents the vendor’s interests. I represent yours.
My fee is a flat $16,500 (Inc GST) for the full service, agreed upfront rather than a percentage of the purchase price. It’s split into four (4) equal payments of $4,125 (Inc GST) on Days 1, 30, 60 & 90. If a property is purchased before the 90 days the full remaining balance will be due at unconditional exchange. Founding Client pricing is currently available for a limited number of local buyers, details are further up this page.
A real estate agent, the one running the open home, works for and is paid by the seller. Their job is to get the seller the best price. A buyer’s agent works only for you, with no relationship to the vendor or their agent, so the advice and negotiation are entirely in your interest.
We can help anyone in Melbourne buy, but our core focus is the Inner North primarily Thornbury, Northcote and Preston, with regular work across Alphington, Ivanhoe, Clifton Hill, Fairfield, Fitzroy, Brunswick, Coburg, Carlton, Collingwood and Reservoir. We regularly help investors purchase regionally in Victoria and also interstate Australia wide so if you’re just outside these suburbs, get in touch and we can talk through whether it’s a fit.
Yes. I handle pre-auction strategy, agree a bidding limit with you in advance, and bid on your behalf on the day, so you’re not standing there under pressure making split-second decisions.
